The money is made in the buy. 75-90% of high-profit deals are found off-market, direct to seller. Expect to evaluate 20 to 50 lots to find 1 viable deal.
Reverse-engineer from the final sale price. Land should cost 20-25% of the finished value or less, and the deal needs a minimum 20% ROI before you move.
Don't reinvent the wheel. Replicate what's already selling in your market. A drafter runs about $1/sqft versus $2-3 for an architect on residential.
This is accountability work: push the city and your drafter to meet deadlines, set reminders, follow up. Trust but verify.
Your lender is a silent partner providing 80-90% of the capital, and on-draw interest means you only pay on money actually deployed.
The builder manages the subs. You approve finishes, monitor the budget, and pay only when milestones are met. Never pay ahead.
Sell for profit, hold and rent, or live in it. Having plans B and C built in is your risk mitigation.
Two places: the buy and the permits. On the buy, impatience buys bad land; remember that 1 viable deal per 20-50 evaluated is normal, and off-market is where the margin lives. On permits, passivity kills timelines; you are the accountability partner for the city and your drafter, with dates, reminders, and follow-ups.

Roughly $150 on the West Coast, $100 to $130 around Texas, about $135 in the Southeast including Georgia and the Carolinas, $100 to $130 in Florida, and $170 to $175 in major markets like Chicago, New Jersey, Seattle, Portland, and Los Angeles. Those figures cover both hard costs and soft costs like permits, architecture, and engineering.
Work backward. Start with what finished homes in that pocket actually sell for, subtract your construction cost, and subtract the 25% return you want on the total project. Whatever remains is your land number. As a sanity check, land should be about 20% of the finished sale price or less.
On a personal residence, about 5% down plus 2% to 3% closing, so roughly $35,000 on a $500,000 build. On an investment build, about 15% down plus closing, so $80,000 to $100,000 on the same project. That is three times the cash for the same house, which is why the personal house route comes first.
Your county GIS map. Search your county name plus GIS, open the interactive map, and click the vacant parcels to see who owns them. Owner names and mailing addresses are public record. From there it is a call, a letter, or a text.
Not for a home up to four units. A drafter or designer who has gotten permits approved is enough, and architects typically charge double. The drafter works with a structural engineer to make the plans sound and coordinates the permit process with the jurisdiction.
