Stage 1 is the deal finder: $5k-$30k profit per deal, 14-60 day timelines, little to no cash in, playing the middle man. Stage 2 is the builder: $50k-$250k profit, 6-12 months, $30k-$90k cash in. We call this role the adult babysitter, because that’s what managing deadlines feels like. Stage 3 is the developer: $1M+ profit potential, 18-36 months, $250k+ cash in, working as a land artist.
The money is made in the buy. 75-90% of high-profit deals are found off-market, direct to seller. Expect to evaluate 20 to 50 lots to find 1 viable deal.
Reverse-engineer from the final sale price. Land should cost 20-25% of the finished value or less, and the deal needs a minimum 20% ROI before you move.
Don't reinvent the wheel. Replicate what's already selling in your market. A drafter runs about $1/sqft versus $2-3 for an architect on residential.
This is accountability work: push the city and your drafter to meet deadlines, set reminders, follow up. Trust but verify.
Your lender is a silent partner providing 80-90% of the capital, and on-draw interest means you only pay on money actually deployed.
The builder manages the subs. You approve finishes, monitor the budget, and pay only when milestones are met. Never pay ahead.
Sell for profit, hold and rent, or live in it. Having plans B and C built in is your risk mitigation.

No, and this is the thing that stops capable people from starting. Development is a coordination and numbers business. If you already run a company you have most of the skills: leverage, delegation, systems, risk management, and access to capital. The construction belongs to a builder you hire.
Expect to evaluate 20 to 50 lots for every one that works, and that one deal is typically worth $100,000 to $250,000. Most people quit after looking at three or four and conclude the model does not work. The volume is the model.
Because that is where the inventory is. In a county with a thousand vacant lots, only about 30 to 50 of them are listed on the MLS. The other 950 owners have not decided they will never sell, they just have not been asked. Roughly 75% of great deals come from off market, and in Arthur's own business it is closer to 90%.
Three to five at a time once the team is proven, at under 3 hours a week each. Each project takes about the same energy whether it is a single house, a duplex, or a fourplex, because the team is doing the execution and you are making decisions.
No. Every member is paid by the deal itself. The builder is paid to build, the agent is paid to find the land and list the finished home, the wholesaler earns an assignment fee, and the lender earns on the loan. Nobody is on your payroll, which is why one person can run several projects.
