What running million-dollar development projects actually looks like day to day: site visits, decisions, and the work between them.

Watch for the pattern in the video: almost everything we do is either a decision or an accountability check. Approving a finish. Confirming a draw against a milestone. Walking a site to verify the schedule is real. The physical work belongs to the builder and the subs; the judgment belongs to us.
Early on, expect 5-10 hours a week building relationships. During construction it drops to under 3 hours a week per project: budget review, finish approvals, and an optional site visit. That’s what makes this compatible with a 9-5, and it’s why several projects can run at once without consuming your life.
Once your team is proven, 3-5 concurrent projects is a realistic scale point. Each additional project adds hours of oversight, not days.

It bridges the gap between buying the land and closing a construction loan. On a Portland fourplex that meant carrying a land loan for the 7 to 12 months permits took, then refinancing into the construction loan once permits were approved.
It creates equity the lender will count. Land bought at $319,000 appraised at $400,000 once the permits were approved, which is about $80,000 of created equity. On a deal needing $200,000 down, that dropped the cash to close to roughly $120,000, and the appraisal is what validates it.
Yes. Arthur works with two to three lenders and sends the same package to each: the budget, the plan set, the pro forma, and his comparables. Then he compares term sheets on rate, cash to close, and lender fees, and always asks for an 18 month term for cushion.
No. Be realistic, because the appraiser sets the real number, not you. Show the lender the actual comps and let them see the loan is a comfortable percentage of the project. Aiming slightly high and having the appraisal come in lower is fine; fudging the comps is not.
Build the budget from a real past project, then add on top. Arthur's previous fourplex came in at $171 per square foot, so he budgeted the next one at $180. If it builds for less, that is more profit; if something unexpected happens, he is not coming out of pocket mid-project.
